AYA Business Center is the new large-scale office project of Park Lane Developments. The Class A office building is situated in one of the most desired living and business areas in Sofia – Lozenets – Haldilnika, just across from Park Lane Office Center (now SAP Center Sofia) – the company’s previous office project. The latter was also named Building of the Year 2021, and the largest investment deal on the Bulgarian office market for the 2019-2021 period.
The building is located close to the largest and most prestigious shopping center in Bulgaria – Paradise Center. It is in proximity to a metro station, major inner-city boulevards, the main bicycle lane of Sofia and the two largest parks in Sofia.
AYA Business Center will offer a total area of over 13,350 square metres with 8 above-ground and 2 underground floors.
The construction works of the building started in November 2023 and it is expected to be completed in 2 years’ time. It is designed as per the highest international standards – large floor plates, modern amenities, green certifications, plenty of parking lots.
The project has been developed and sold as a built-to-suit model. AYA Business Center will become the new home for MFG (Management Financial Group) where every single detail and company’s business model are considered for the entire interior completion of the building.


The Concept
AYA’s structural design comes with a leaning aesthetic effect, that frames a distinguished layout. Its beautiful facade has been emphasised by six bronze elements, resonating with the design of the adjacent SAP Center Sofia, having also been developed and completed by Park Lane Developments.
The office building will accommodate slightly over 500 company employees, which exceeds the standard square metres allocated per employee, thus providing for more spacious and comfortable arrangements. Office space has been designed in a way to further allow for flexible changes with the development and growth of the company and to suit its needs in the best possible way.
Part of the amenities that will be available are gym, wine shop with degustation area, canteen for internal use and rooftop terrace with a view over the mountain.
Building Features
Sustainability, employee well-being and health have been a top priority when planning the project. AYA’s facade meets a set of high standards for energy efficiency, sound insulation and solar factors. Fast charging stations for electric vehicles and smart sensors will be available for maximum energy optimisation. Ultraviolet (UV) lamp systems will also be employed for filtering and improving indoor air quality.
Floor plans will offer high ceilings of 3 metres across the building’s functional and efficient open-plan areas. Amenities onsite are to include a spacious top-floor south-facing terrace with fantastic mountain views, a restaurant, a state-of-the-art gym, and a premium wine shop with wine-tasting facilities on the ground level.
