BLD
BLD is a leading residential property development company in Bulgaria, recognized for its modern, functional and highend residential projects.
Established in 2006, the company delivers contemporary urban living solutions through a tailored, design-driven approach. Within its first five years, BLD developed a diverse portfolio of residential buildings in Sofia, including Stellar, Complex Mona, Aviva, Sonata, Krista, Alba, Sophie, Metlichina, Domino and Kakao, as well as flagship gated communities such as Slow Life District and Secret Gardens. In 2023, BLD expanded internationally by opening its first office in Poland.
Lion’s Head Offices
Lion’s Head Offices is a real estate investment and asset management platform focused on prime office properties in the CEE region, serving international blue chip tenants.
Founded in 2017 as a joint venture between AG Capital and the property division of Old Mutual Group, Lion’s Head manages 235,000sqm of Class A office space and €350 million investments across the region. Its portfolio includes Megapark and Polygraphia Office Center in Sofia, as well as Oregon Park (Buildings A, B, C) in Bucharest.
Lions’ Head Logistics
Lion’s Head Logistics is AG Capital’s logistics and asset management platform operating in Bulgaria and Romania.
Its portfolio comprises over 170,000sqm of GLA across logistics parks in Sofia, Varna, Ruse and Popesti. In 2024, IFC (part of the World Bank Group) secured a €150 million fund to support Lion’s Head’s sustainable logistics developments in Romania and Bulgaria, strengthening the region’s green warehousing infrastructure.
Park Lane Developments
Park Lane Developments is a commercial development company specializing in the development and management of prime office real estate.
Its flagship projects include the redevelopment of Sofia’s historic Polygraphia Office Center and the Class A Park Lane Office Center, completed in June 2021 and sold to SAP less than three months after delivery. Park Lane currently operates in Sofia and is evaluating expansion opportunities across the CEE region, offering construction, asset management and built‑to‑suit solutions.
Estrea Park
Estrea Park is AG Capital’s retail park development platform, created as a joint venture between Park Lane and Mitiska REIM, and partnership with EBRD.
The company focuses on developing convenient retail destinations in densely populated residential areas, offering easy access, free parking, a diverse tenant mix and environmentally sustainable design.
Realto Group
Realto Group, established in 2020, consolidates AG Capital’s agency and brokerage businesses.
Its portfolio includes Address, Imoteka, C&W Forton, Unique Estates | Christie’s Great Estates, New Estates, MyFlex, BO Partners and Credit Center. Realto Group generates the highest transaction volume in the Bulgarian real estate market and operates the country’s largest network of real estate consultants, with more than 700 professionals nationwide. The group maintains strategic partnerships with leading global brands: Forton is an affiliate of Cushman & Wakefield, while Unique Estates partners with Christie’s International Real Estate and is a member of Leading Real Estate Companies of the World and Luxury Portfolio International.
Atland Investments
Atland Investments is a special situations investment firm focused on distressed real estate, secured NPLs and alternative financing solutions.
The company invests across three main verticals: Distressed Real Estate Assets, NPLs and Rescue Finance (senior or mezzanine debt). Atland manages €150 million in assets, with a focus on major urban and resort markets and companies with nonperforming corporate loans backed by real estate. The firm has a strong track record of partnerships with Apollo Global Management and the International Finance Corporation.
