Park Lane Developments, part of AG Capital, Belgian fund manager Mitiska REIM and the European Bank for Reconstruction and Development, celebrated a major milestone on September 24, 2026, with the official ribbon-cutting event for Estrea Park Hadzhi Dimitar in Sofia. This project marks the first retail park to open in Bulgaria under the Estrea Park brand, welcoming its first visitors with all 22 units fully let to establish a vibrant new commercial hub for local residents and visitors alike.
Located at 7A Rezbarska Street in Sofia, Estrea Park’s strategic location serves a dense residential area. According to a GfK Bulgaria survey cited by the development team, over 243,000 people residing across more than 107,000 households live within a ten minute drive of the retail complex. Designed to function as a modern community focal point or neighbourhood square, the development integrates essential shopping, leisure, and dining options into an accessible format.
Opening the ribbon-cutting event, Tanya Koseva-Boshova, Managing Partner at Park Lane Developments, noted: “We are excited to open the first retail park under the Estrea Park brand. For us, this is a landmark moment, proof that our vision of convenient, well maintained spaces at the heart of residential neighbourhoods works. Estrea Park Hadzhi Dimitar will become the new square of the district, a place for shopping, dining and socialising.”

Christo Iliev, Founder and Chairman of AG Capital took part in the official cutting of the ribbon. The opening ceremony also featured key leadership figures, official guests, tenants, community representatives, residents and media.
Sustainable Design and Modern Infrastructure
Environmental performance and visitor convenience have been placed at the core of the project. Estrea Hadzhi Dimitar is actively targeting a BREEAM In-Use certification with an Excellent rating, reflecting high standards in sustainable building management and energy efficiency.
Visitors arriving by car benefit from over 300 landscaped parking spaces equipped with EV charging stations operated by Eldrive. Cyclists are also well catered for with dedicated bicycle racks. Green zones featuring mature trees shape an attractive landscaping, while an admirable food court with an expansive dining terrace, offers a relaxed environment for refreshments and social gatherings.
Collaborative Development Team
The project represents a powerful collaboration between prominent regional and international partners – Mitiska REIM, standing out as the first international investor in the Bulgarian retail park market, together with Park Lane Developments and the European Bank for Reconstruction and Development (EBRD), share an ambitious plan to roll out a network of at least 10 retail parks across Bulgaria under the Estrea Park brand. One more retail park is already in construction in Sofia, with two more having already been announced for launch in Sofia and Varna respectively.
Construction of the Hadzhi Dimitar location commenced in mid-2025. Architectural design was led by Planning studio, while VIArchitects shaped the distinctive facade details and the interior design of the first floor dining area. Execution on site was managed by Cordeel Bulgaria as the general contractor.
Diverse Tenant Lineup
Estrea Park Hadzhi Dimitar boasts a robust tenant lineup, combining major international names with popular regional brands. A key anchor is Lidl, having invested nearly €2.5 million into its supermarket fit out. Other notable openings include Pepco celebrating its 200th store opening in Bulgaria, and Sinsay marking its 151st Bulgarian location as part of the LPP group.
The comprehensive retail and service mix also features INTERSPORT, KFC, Burger King, McDonald’s, DM Drogerie Markt, BENU Pharmacy, CCC, ZORA, Titanium Fitness, Petmall, TEDi, Hometex Interiors, Andrews, Pause Jeans, Komsed, Pizza Lab, VIDI Optics, and WAYS coffee.
