We are pleased to announce that on May 19, 2025, Park Lane Developments, AG Capital’s commercial property development company, officially celebrated the groundbreaking of its first retail park in Sofia, Estrea Park.
The property will be developed as a joint project between Park Lane Developments, the Belgian fund Mitiska REIM and the European Bank for Reconstruction and Development (EBRD).
The joint partnership between Park Lane Developments and Mitiska REIM was established earlier in 2024, and rests within EBRD’s strategy to support the growth of green and sustainable retail real estate projects in Central and Eastern Europe.
EstreaPark comes as the first of 10 prime retail parks staged for construction across Bulgaria over the next 5 years. Located at 7, Rezbarska Street in Sofia’s residential Hadzhi Dimitar district, it is to offer 14,000 sqm of retail space with LIDL as a key tenant and anchor supermarket.
Tanya Kosseva-Boshova, MRICS, Managing Partner of Park Lane Developments, and Tomas Cifra, Managing Director Romania, Bulgaria, Czech Republic & Slovakia of Mitiska REIM, hosted the groundbreaking ceremony and welcomed the guests. As a special guest, Christo Iliev, Founder and CEO of AG Capital, broke the champagne to bless the launch of the new Estrea Park.
Scheduled to open in 2026, Estrea Park will offer its visitors a totally new retail experience within the concept of easy-access convenient shopping, including spacious, free-parking facilities and diverse amenities. The first 20 retailers to open on site will feature an admirable variety of goods and services, including the presence of fashion, shoes and accessories brands, home appliances, a drugstore, a pet store, a fitness centre, a pharmacy, dining options, and a lot more.
“Our partnership with Mitiska REIM is aimed at introducing retail parks to the highest international standards that come with a friendly atmosphere and an aesthetic layout, where consumers can find an all-in-one stop for everything needed. Our projects are backed by the 15-Minute City concept, allowing people to fulfill all their daily commitments within a 15-minute reach by foot or by car,” said Tanya Koseva-Boshova in her opening address.
Upon completion, the new retail park is also to deliver a green, relaxed and sustainable shopping environment, targeting the award of a BREEAM “Excellent” certificate. Designed with sustainability at its core, Estrea Park’s design features beautifully landscaped open areas with a lot of greenery, electric vehicle charging stations and bicycle racks.
Along with AYA Business Centre in Sofia, which will be completed in the first quarter of 2026, Estrea Park is now the latest landmark development project Park Lane Developments is working on. The company also holds the award-winning Class A SAP Center Sofia in its portfolio, and the redevelopment of Sofia’s historic landmark Polygraphia Office Center. Coming up next in Q4 2025, is the second retail park in Sofia, spanning 13 000 sqm of retail space in the district of Nadezhda, where Fantastico Group will be the anchor retailer.
